Michael Levin joined Fameco Real Estate, L.P. in 2007 as Chief Operating Officer.? As COO, Michael oversees all aspects of Fameco?s operations, with particular focus on the Brokerage Division.? In 2008, Michael was instrumental in opening the Fameco office serving central and northern New Jersey and he continues to oversee the operation of that office. In 2011, he opened the Center City Philadelphia office for Fameco to better serve its Center City clients.

Michael previously served as Executive Vice President, Real Estate and Operations, at Five Below and Sr. Vice President of Real Estate and Operations at Zany Brainy. He?led the national store roll out campaigns for both these start-up ventures. At its peak, Zany Brainy operated 188 stores in 34 states. He opened Five Below?s first store in 2002 and then led its expansion to 60+ stores along the eastern seaboard before joining Fameco.

Michael brings over 25 years of retail real estate, executive management, and legal experience to Fameco.? He is a magna cum laude graduate of the University of Connecticut,where he majored in Economics with a minor in Business Administration.? He went on to receive his J.D. with honors from the University of Maryland School of Law. Michael is an active member of the ICSC and sits on the Board of Tristate Brokers Commercial Alliance, Inc.

Q: Tell us how you got involved in retail real estate, as opposed to another sector or asset type within this industry.?

I have always had a strong interest in real estate. Early in my career I decided to attend the University of Maryland Law School with the goal of practicing real estate law. During and following law school, I went to work for a Baltimore, MD law firm called Frank, Bernstein, Conaway and Goldman. From the beginning of my tenure with Frank, Bernstein I was very involved in shopping center leasing, representing both landlords (such as the Rouse Company) and retailers (such as Brookstone and Jos. A. Bank).

During that time I realized that I wanted to get involved in the business side of the retail real estate process and not just the legal side. From there I spent the next 15 years working in house for Crown Books, Zany Brainy and Five Below, focusing on all aspects of the new store development process for these retailers, among various other responsibilities.

?Q: In your experience, has the retail real estate sector changed over the years?

Absolutely. When I first started in the industry the malls dominated the regional shopping experience and grocery anchored centers took care of the daily needs. In the 1990?s we saw the proliferation of the power center and the big box category killer. Today many of the same retailers that grew so rapidly in the 1990?s and early 2000?s are going out of business (such as Linens and Things, Circuit City and Borders Books) and others are looking to downsize their store count and footprint as they are losing market share to the online players like Amazon.

Q: What is your favorite part of your job? What do you find most challenging?

I enjoy that no two days are alike. As long as I have been involved in retail real estate I have found each day to bring new issues, successes and opportunities. Although it can be challenging to find quality new salespeople, I get tremendous satisfaction hiring someone just starting out in the industry and helping them develop into a successful salesperson with a strong knowledge of the market and industry.

Q: How have economic conditions affected your industry? Have you widened or narrowed your focus (in terms of asset class, market, client base, etc.) as a result? ?

Over the past four years the economic conditions have slowed the deal approval process, the development of new shopping centers and the sale of existing shopping centers. We have also witnessed the closure of some big box retailers, but most of these have successfully been back-filled with other retailers. The greater Philadelphia market did not experience the tremendous over-storing that some other cites have experienced.

At Fameco our focus is only on retail real estate and we have not changed that focus. We pride ourselves in the strength of our relationships and market knowledge as these relate to the retail real estate world. During these tougher economic times, more of the larger and institutional shopping center owners have engaged Fameco to lease their shopping centers. I think the more challenging leasing environment has caused them to seek our help where they may have tried to lease their centers themselves in better times. Additionally, we have also been engaged by a number of retailers to assist them with the disposition of their excess real estate.

Q: Online retailers like Amazon have presented a challenge to many in your sector. Has Fameco Real Estate changed its strategy because of this challenge?

Many of our retail clients are affected by the online retailers. Some clients are downsizing their footprints and, at times, reducing their store count. We are also pursuing more alternative uses for retail space such as medical facilities and training schools.

Q: If you didn?t work in the Mid-Atlantic market, what region would you be interested in exploring? Why?

I have lived and worked in the Mid-Atlantic market my entire life and cannot imagine working in another area. If I had to choose another region I suppose it would be the southeast as I find I no longer enjoy the cold and snow in the winter.

Q: In what ways do you image Philadelphia?s retail real estate will change in coming years? How about retail nationwide?

I think in both the Philadelphia area and nationwide, we are going to see smaller stores due to the online competition. In many cases I think that stores will shrink and will be part of a multi-channel distribution network with the online retail. We will also see more and more non-traditional retail uses in shopping centers. Finally, I think that restaurants and other lifestyle businesses will continue to expand as people look to them for an entertainment experience.

Meats cooked at very high temperatures, such as grilled or fried, also increase colorectal cancer risk due to the carcinogenic heterocyclic amines that are produced during these processes. For best colorectal health and a decreased cancer risk, diets should be largely plant-based.While fresh fruits and vegetables offer the most vitamins, minerals, antioxidants, phytochemicals and fiber, most men in our society are not used to eating a diet rich in these two food categories. Increasing the fruit and vegetable intake has been found to be protective against colorectal cancer due to the action of the micronutrients and phytochemicals, as well as the rich fiber content. Whole, natural plant foods should be the main source of fiber, of which men should be getting at minimum 30 grams per day.Research has shown that being overweight, but especially obese increases the risk of colorectal cancer and this risk appears to be increased even further in men. Maintaining a healthy weight through a natural, whole food diet and engaging in regular physical activity decreases men's chances of colorectal cancer.Regular and/or heavy alcohol consumption increases the risk of colorectal cancer. Although both men and women tend to drink in our society, statistics show that alcohol consumption is highest among men. British data for example, found that men drink twice as much as women. When it comes to the different forms of alcohol, a Canadian study found that beer was most strongly implicated with colorectal cancer incidence. Alcohol increases men's risk for colorectal cancer due to its role as a toxin, as well as stripping vital nutrients from the system that would normally be protective against various diseases, especially cancer. Reducing alcohol, or avoiding it altogether is most prudent to significantly reduce the risk of colorectal cancer.It often comes as no surprise that men are much less likely to invest in routine health maintenance compared to women, and usually wait until something is wrong before taking action. This puts men at a greater risk for many diseases, including colorectal cancer. Among the most beneficial things that men can include as part of healthy colon maintenance are colon cleanses. These can be done in various forms from herbal cleanses and juice fasts, to more thorough treatments like colon hydrotherapy.

Seasoned Auto Finance Executive Launches Loan Portfolio Servicing

Loan Portfolio Servicing (LPS) has begun its full-scale launch as a national third-party servicer of subprime automotive loans. LPS specializes in helping start-up finance companies and those with small- to mid-sized portfolios.

?When the last economic downturn hit, I knew it would just be a matter of time before the capital markets opened back up and players started to jump back in to the nonprime lending arena. So I formed LPS during the down market,? said Scott France, president of LPS and Caprock Auto Remarketing (LPS? sister company). ?We wanted to be ready, tested and proven when the money started flowing again and startups began looking for an alternative to building their own brick-and-mortar servicing platform.?

?Over the past several years, our belief that the market would change has come true. We?ve observed that many lenders and their investors would rather focus on building and expanding their origination platform, and outsource loan servicing until they grow to a size where it makes sense to bring servicing in-house,? LPS has actively serviced loans since January 2011 and is currently managing approximately $50 million in auto portfolios. The company used the time since start-up to build its platform and prove out its business model ahead of today?s full-scale launch.

?After almost two years of technology and process development and implementation, we are confident that our services will enable finance companies and their investors to maximize portfolio returns. Now the time has come to introduce LPS to more clients,? France said.

Religious right attacks astronaut Sally Ride for being a lesbian

A lead religious right ?research? group has concluded that Dr. Sally Ride?s pancreatic cancer may be due to her being a lesbian. ?They deduced this from looking at the obituaries of lesbians in San Francisco papers. ?Seriously.

Dr. Ride was the first US woman astronaut. She recently died of pancreatic cancer.

The attack comes from a well-known hate group, the Family Research Institute, that?s been promoted by all the lead groups of the religious right, including the Family Research Council, the American Family Association and the Concerned Women for America.

Even John Boehner?s lawyer Paul Clement has indirectly helped this hate group spread its venom.

Exterminate all homosexuals

Possibly my two favorite quotes from the Family Research Institute?s leader, Paul Cameron, are these (this is a site I set up years ago):

?At the 1985 Conservative Political Action Conference, Cameron announced to the attendees, ?Unless we get medically lucky, in three or four years, one of the options discussed will be the extermination of homosexuals.? According to an interview with former Surgeon General C. Everett Koop, Cameron was recommending the extermination option as early as 1983.? ? Mark E. Pietrzyk, News-Telegraph, March 10, 1995.

?At least twice Cameron has advocated the tattooing of AIDS patients on the face, so that people would know when they were meeting with an infected person. The penalty for trying to hide the tattoo would be banishment to the Hawaiian island of Molokai, a former leper colony. In the event that a vaccine were developed to prevent AIDS, Cameron has proposed that homosexuals be castrated to prevent them from ?cheating? on nature.? ? Mark E. So now you have a sense of who these folks are, and just who the top religious right groups, who are all in bed with Mitt Romney are promoting.

Sally Ride?s death due to lesbianism?

Here?s what the Family Research Institute had to say about Sally Ride, via RightWingWatch:

Sally Ride, the first U.S. female astronaut, died this year at 61 of pancreatic cancer. Most women live until their 80s. Something strange afoot?

Ride was married to a fellow astronaut from 1982 to 1987. But it was just revealed she had a ?long time lesbian relationship? of 27 years. Do the math: her 27 year relationship with a professor of school psychology (and co-founder of Sally Ride?s company) means that she got into that relationship in 1985, smack in the middle of her marriage. It would appear that her childhood friend broke up her marriage.

And Sally may have paid with some of her lifespan. Our latest research into recent homosexual obituaries from San Francisco indicates that lesbians are dying on average around 60ish. Ride fits the pattern of lesbian deaths, but not that of married women?s deaths, which usually extend into the early-to-mid 80s.

Is this proof that homosexual activity leads to an early death? No, of course not. Had she stayed married, Sally Ride might have died at the same age and of the same malady. But, on average, her death fits a consistent pattern suggesting that homosexuality is associated with an early demise.

This ?gays die early? thing is a common theme from the hate groups. Basically, they look at the obits in gay papers and average them out, then claim that this is when gays die. Uh huh. Forget about the fact that when the study was done, twenty years ago, a lot of gay men were dying of AIDS, and they were dying young, so yes, the ones who were dying were dying by age 40. But that?s not when gay men usually die.

Well now they?re trying the same thing with lesbians. ?I mean, seriously, they call it ?research,? looking at gay obits in SF newspapers. ?That?s some ?research? all right. ?I also love who the guy saying OH MY GOD THEY ALL DIE YOUNG! ? Then he says, that?s not proof that gays die young (even though I?ve just spent 3 paragraphs suggesting it is), but then he says, but maybe it is!

This is the kind of garbage gays have to deal with on a regular basis. ?But what?s most important is that these are the kind of people influencing the Republican party, and now foreign countries, on gay issues.

35 Family Date Night Ideas | Inspired By Family Magazine

When life gets crazy in our home, it?s hard to find time to connect or to even remember that we need to connect much less hang out. When our boys were young we started a?family week night. During our busy seasons, sometimes it gets skipped but for the most part we try to stick to it.??We have done all of these and we?have enjoyed them all!? You can tweak them to fit your child?s development and your climate/season.

Family Date Nights:

  1. Make ravioli or whatever pasta you want- We googled a recipe and had so much fun making it.
  2. Board games- Pull out the board games, snacks and have some fun!
  3. Hiking- Our family loves to explore the outdoors so go discover your neck of the woods.
  4. Camping Night ? backyard or living room camping counts.
  5. karaoke?Night-?Just because you don?t own a karaoke?machine it doesn?t let you off the hook on this one. You can google karaoke?songs online and it will pull up different websites that have a karaoke video with the words and the bouncy ball to tell you when to keep singing.? My boys wanted to do this over and over again after the first night.? I must admit, it was fun to be silly together.
  6. Dance Party-?Go to Youtube or put on your favorite CD and have a dance party. You can even use your Wii Just Dance game.
  7. Pizza making night-?Make the dough from scratch or buy?the premade pizza bread and let each person make their own little personalized pizzas.
  8. Family Bike Rides-? I love our family bike days.? We bought a bike trailer for our baby and we do rounds around the park.
  9. Scavenger Hunt- We did an alphabet photo scavenger hunt as a family. It wasn?t a race we just went to the mall and started taking pictures of things that went with the appropriate letter.? Our boys even put on some silly things to get a good ?letter? picture.
  10. Progressive Dinner have all 3 courses in different places-? A mall or a place with lots of restaurants clumped together would work best.? Remember to start early or only do 2 courses so you?re not up late.
  11. Picnic- Our evenings are chilly here year round so sometimes we have picnics in our living room, sometimes in our yard and our boys favorite in the park.
  12. Bowling- Some bowling alleys have themed nights and music.
  13. Camp Fire-?You don?t need to camp to have a camp fire.? We have a fire pit so often after a meal we roast marshmallows and do smores?for dessert. If you don?t have a fire pit, use your fire place or even a camping stove would work for the indoors.
  14. Laser Tag- I must say this is one of my favorites.? It?s so much fun!
  15. Paintball- If you have little ones this may not be the best activity.
  16. Fun Park- Find a family entertainment park and ride the silly rides and?play miniature golf.
  17. Fondue Night-?Even if you don?t have a fondue pot you can just place some chocolate in a bowl and microwave it. Cut up your favorite dippable fruits and snacks and your done.
  18. Smorgasbord?Meal- Go to the grocery store give each child $5 and have them buy 3 things they want to include in dinner.? Once you get home you have to use up everything you bought to make the meal.? You may need to set some guidelines so you don?t end up with snack cakes, chips and ice cream.
  19. Volunteer Together- Another fun idea we love to do. Find a nursery home, soup kitchen or just make sandwiches or buy happy meals and find a place to give them out.
  20. Movie & Dinner- Easy one! Pick a movie and eat while you watch it.? This is a huge treat in our home because we rarely watch tv and we definitely don?t eat meals while watching tv.
  21. Outdoor Movie Night- Set your projector outside, pick a movie and grab some blankets and pillows.? We like to do this with our family friends.

  31. Make a Fort (indoor or outdoor)- The lovely thing about forts is that they are fun no matter how you set them up or what activity you do inside them.? Grab some blankets and make a couch and blankets fort.

FAX on Elastix is not working - Elastix Forums :: Open Source ...

Hi

I m new to Elastix and so far i got all things working in Elastix as per my requirement but I m facing issue configuring Virtual FAX numbers.
I m using Elatix 2.3.0 and configured 2 IAX FAX extension. When i try to send fax using "Send FAX" option in elastix from one IAX extension to another it works fine. but when I try to send FAX on DID number assigned to the IAX extension it does not work.

When I dial either of the DID number I can hear the FAX tone.

When sending the FAX i get the message on Elastix webportal as

Sending job 24 on ttyIAX1
Receiving facsimile on ttyIAX2

am I missing something when configuring FAX on Elastix ??

(AP) ? Fourteen-year-old Malala Yousufzai was admired across a battle-scarred region of Pakistan for exposing the Taliban's atrocities and advocating for girls' education in the face of religious extremists. On Tuesday, the Taliban nearly killed her to quiet her message.

A gunman walked up to a bus taking children home from school in the volatile northern Swat Valley and shot Malala in the head and neck. Another girl on the bus was also wounded.

The young activist was airlifted by helicopter to a military hospital in the frontier city of Peshawar. A doctor in the city of Mingora, Tariq Mohammad, said her wounds weren't life-threatening, but a provincial information minister said after a medical board examined the girl that the next few days would be crucial.

Malala began writing a blog when she was just 11 under the pseudonym Gul Makai for the BBC about life under the Taliban, and began speaking out publicly in 2009 about the need for girls' education ? which the Taliban strongly opposes. The extremist movement was quick to claim responsibility for shooting her.

"This was a new chapter of obscenity, and we have to finish this chapter," Taliban spokesman Ahsanullah Ahsan by telephone.

The shooting provoked outrage across the country, angering Pakistanis who have seen a succession of stories about violence against women by the Taliban.

"This attack cannot scare us nor the courageous Malala. This cowardly act cannot deter Malala to give up her efforts," said Azizul Hasan, one of the girl's cousins.

Prime Minister Raja Pervaiz Ashraf condemned the attack and called her a daughter of Pakistan. State Department spokeswoman Victoria Nuland called the shooting "barbaric" and "cowardly."

The attack displayed the viciousness of Islamic militants in the Swat Valley, where the military conducted a major operation in 2009 to clear out insurgents, and a reminder of the challenges the government faces in keeping the area free of militant influence.

In her BBC blog, Malala wrote about not wearing her uniform to school after officials warned it might attract the Taliban's attention, and how many other students moved out of the valley after the Taliban issued an edict banning girls from school. She wrote about the Taliban movement had kept her family from going out after sunset.

While chairing a children's assembly supported by UNICEF in the valley last year, the then-13-year-old championed a greater role for young people.

"Girl members play an active role," she said, according to an article on the U.N. organization's website. "We have highlighted important issues concerning children, especially promoting girls' education in Swat."

She was nominated last year for the International Children's Peace Prize, which is organized by the Dutch organization KidsRights to highlight the work of children around the world.

Malala was shot on her way home from a school run by her father, Ziauddin, who is also known in the valley for promoting education of girls.

The bus was about to leave the school grounds in Mingora, the largest city in Swat Valley, when a bearded man approached it and asked which one of the girls was Malala, said Rasool Shah, Mingora's police chief. Another girl pointed to Malala, but the activist denied it was her and the gunmen then shot both of the girls, the police chief said.

The Swat Valley ? nicknamed the Switzerland of Pakistan ? was once a popular tourist destination for Pakistanis. Honeymooners used to vacation in the numerous hotels dotted along the river of the same name running through it. But the Taliban's near-total takeover of the valley just 175 miles (280 kilometers) from the capital in 2008 shocked many Pakistanis, who considered militancy to be a far-away problem in Afghanistan or Pakistan's rugged tribal regions.

Militants began asserting their influence in the valley in 2007 ? part of a wave of al-Qaida and Taliban fighters expanding their reach from safe havens near the Afghan border.

By 2008 they controlled much of it and began meting out rules and their own brand of justice. During about two years of its rule, the Taliban forced men to grow beards, restricted women from going to the bazaar, whipped women they considered immoral and beheaded opponents.

Taliban militants in the region also destroyed around 200 schools. Most were girls' institutions, though some prominent boys' schools were struck as well. The private school owned and operated by Malala's father was temporarily closed under the Taliban.

At one point, the Taliban said they were halting female education, a move that echoed their militant brethren in neighboring Afghanistan who during their rule barred girls from attending school.

While the Pakistani military managed to flush out the insurgents during the military operation, the Taliban's top leadership escaped, leaving many of the valley's residents on edge.

Kamila Hayat, a senior official of the Human Rights Commission of Pakistan, said Malala's activism sent a global message that Pakistani girls could fight for their rights. But she also worried that Tuesday's shooting would prevent other parents from letting their children speak out against the Taliban.

"This is an attack to silence courage through a bullet," Hayat said. "These are the forces who want to take us to the dark ages."

The problems of young women in Pakistan were the focus of a separate case before the high court, which ordered a probe Tuesday into an alleged barter of seven girls to settle a blood feud in a remote southwestern district. The tradition of families exchanging unmarried girls to settle feuds is banned under Pakistani law but still practiced in the country's more conservative, tribal areas.

A tribal council ordered the barter in early September in the Dera Bugti district of Baluchistan province, the district deputy commissioner, Saeed Faisal, told the court. He did not know the girls' ages but local media reported they were between 4 and 13 years old.

The Advocate General for the province could not confirm the incident.

Chief Justice Iftikhar Chaudhry ordered Faisal to ensure that all members of the tribal council ? and a local lawmaker ? who belongs to one of the groups believed involved ? appear in court on Wednesday.
